We will review current and ongoing maintenance needed to ensure the investment is maximizing it’s income potential. We will put together a long term strategy so you can have the best possible outcome without stress or headache so you can focus your energy on other aspects of life.

Marketing Your Property


We have an extensive marketing plan to reach a wide variety of prospects to ensure we are finding quality tenants for you. Our marketing plan is heavily geared to an online platform as well as utilizing local contacts and networks. At Three Lagoons Realty, we include quality photography to enhance the property’s best features and amenities. We include your home on a number of sites such as the Multiple Listing Service, realtor.com, Zillow, Trulia, Hotpads, homes.com and more. We also incorporate social media into our marketing plan to maximize exposure. Our team is also heavily involved in professional groups and local associations, constantly networking to gain additional exposure for your property. We are available 7 days a week to show the property so no one will miss out on the opportunity to preview and rent your home. For out of area prospects we incorporate video and FaceTime so we can accommodate all people, near and far.

Screening Process


Once the interested party has submitted an application we will conduct a thorough background check that includes credit, eviction and criminal. We also will follow up with references and past rental history. We verify employment and collect two months of past bank statements. Our screening process allows us to find quality tenants so you can have peace of mind.

Contract and Disclosures


When hiring Three Lagoons Realty you can rest assured that your investment is in the best hands possible. We provide all necessary forms and disclosures to protect your property.

Service Providers


We cannot do our jobs alone. It takes a village and we rely on a team approach to ensure we get the job done in the most efficient way possible with the highest standards in place. Our service providers are very much a part of our team and we all work together for a common goal; to exceed our clients expectations. From housecleaning, to painters, to plumbers, we have experience with a variety vendors that do quality work at a reasonable price. You are always welcome to use your own team for repairs/maintenance or we can provide a list of excellent referrals if you decide on completing repairs/maintenance on your own.

Technology/Reporting/Accounting


Three Lagoons Realty is process and technology driven which allows us to provide the best service and efficiency to our clients. Owners can take advantage of our online portal for real time reports and updates. We strive to be a green, paperless company that uses digital signatures, online filing, and online and mobile payment options so there is no lag time waiting on snail mail to receive your check (unless the client requests this option).
